Property & Development
Development, subdivision, commercial and residential transactions, and the title, easement and finance issues that come with them.
Property & Development
OneLegal acts on residential and commercial property transactions, refinancing, and related title matters across the Auckland market. Each matter is handled to a defined scope, with a clear engagement letter setting out fee basis and the lawyer responsible. Estimates are provided where the scope allows.
The firm acts on the full conveyancing path — pre-contract review, sale and purchase agreement work, due diligence, settlement, and post-settlement registration — for buyers, sellers, owners refinancing existing facilities, and parties to related-party transfers. Title work covers caveats, easements, covenants, cross-leases, unit titles, and subdivision-related matters.
Conveyancing is a core service for the firm and a frequent entry point for matters that connect to lending and disputes work. Where a transaction involves complex security, lender-side documentation, or a dispute risk that would benefit from being addressed before settlement, those issues are identified early rather than discovered late.

What to send when instructing
For a new property or conveyancing matter, the firm typically needs the property address, a copy of the sale and purchase agreement (or draft agreement) if one exists, the names of the parties, the proposed settlement date, and details of any incoming or outgoing lender. For refinancing matters, the firm also needs the existing loan details and any draft documentation from the new lender. The earlier the agreement is reviewed, the more options remain available — particularly on conditions and pre-settlement issues.
For urgent settlements or imminent deadlines, contact the firm by phone rather than the contact form.
Representative matters
- Acted for a purchaser acquiring property through a mortgagee sale, involving multiple title interests and mortgagee-sale conditions.
- Acted for purchasers of a newly subdivided property involving pre-settlement remedial works, covenant documentation and additional settlement arrangements.
FAQ
What areas does OneLegal focus on?
Property and development, lending and security, and disputes and enforcement, including debt recovery arising from property and lending matters. If a matter falls outside our focus, we say so early.
What happens after I make an enquiry?
We confirm receipt, run a conflict check and ask for anything needed to assess the matter. If we can act, we confirm the scope, fee basis and responsible lawyer. If the matter is outside our scope, we say so.
What should I send with my enquiry?
A short summary of the matter and any deadlines. For lending matters, include the loan amount, security and timing. For disputes, include the other party, key dates and current stage. Do not send confidential documents until we have completed a conflict check and confirmed in writing that we can act.
