Auckland lawyers for property, lending and disputes

Acting for property owners, developers, private and non-bank lenders, and the professionals who refer them.

OneLegal

We act on matters where structure, security, timing and legal position shape the outcome — and on what happens when a transaction does not go to plan.

Documents that reflect the deal. Risk identified early. Defined next steps.

Three areas of practice

Development, subdivision, commercial and residential transactions, and the title, easement and finance issues that come with them.

Private lending, loan documentation and security structures prepared with priority, default and recoverability in mind.

Defaults, mortgage enforcement, caveats, debt recovery and the disputes that follow property and lending transactions.

How we work

Scope, responsibility and fee basis are confirmed before substantive work begins.

01

Initial contact

Tell us what the matter involves.

We review it, confirm whether it is within our scope, and say what information we need.

02

Scope and fee basis

If we can act, we confirm the scope, responsible lawyer and fee basis before substantive work begins.

Where the scope allows, we give an estimate. If the scope changes, we address it before additional work proceeds.

03

Progress

We progress the matter to the agreed scope.

At each stage, you should know what has happened, what is needed next and who is responsible.

FAQ

What areas does OneLegal focus on?

Property and development, lending and security, and disputes and enforcement, including debt recovery arising from property and lending matters. If a matter falls outside our focus, we say so early.

What happens after I make an enquiry?

We confirm receipt, run a conflict check and ask for anything needed to assess the matter. If we can act, we confirm the scope, fee basis and responsible lawyer. If the matter is outside our scope, we say so.

What should I send with my enquiry?

A short summary of the matter and any deadlines. For lending matters, include the loan amount, security and timing. For disputes, include the other party, key dates and current stage. Do not send confidential documents until we have completed a conflict check and confirmed in writing that we can act.

Insights

Notes from our work in property, lending and enforcement.

Before lender-side loan documents are prepared, key information should be clear: the loan amount, borrower details, security position, property value, loan purpose, exit strategy, and timing.
Private lending disputes often start with unclear terms, incomplete security information, weak default provisions, or poor supporting records. Early review can identify issues before enforcement becomes harder.
Missed payments, disputed obligations, caveats, priority issues, and failed settlements can quickly move a matter from transaction management to enforcement. Early information helps define the next step.
